Refurbishments have become one of the most strategic investments for businesses

HOTEL DESIGN

How much does the value of a property increase when a property is refurbished?

If the world is battling with over-building to accommodate the population growth and the construction wastage, there is a point of reflection and introspection. There is a point of how we can live better and yet make the best of the resources we already have. It is that thought which carries great value and potential.

Refurbishments have become one of the most strategic investments for businesses.

While there is a lot of new build in the region, there is a careful consideration of the time to build versus time to repurpose and re-use, making the option of refurbishment a viable solution to any business model. The UAE and GCC are turning to refurbishment of buildings as a fast-paced solution to service the market. Most buildings will do a make-over for hospitality, corporate and retail to cater to new brands, new brand values (wellness) and new approaches to balance both living and working environments. This helps businesses to enhance customer experience, and extend the lifecycle of their assets.

At the forefront of this movement is IRD Design, a Dubai‑based interior architecture and refurbishment consultancy known for its design consciousness and disciplined execution. With over two decades of experience across retail, hospitality, corporate, and mixed‑use environments, IRD has redefined what sustainable refurbishment can achieve.

Why Refurbishment Matters More Than Ever

Refurbishment is no longer a cosmetic upgrade; it is a strategic, future‑focused approach that supports both business performance and sustainability goals.

Organizations choose refurbishment to:
    • ●Modernize outdated interiors
      ● Improve customer journeys
      ● Reduce operational downtime
      ● Increase asset value
      ● Reduce waste through sustainable refurbishment
      ● Adapt to new business models
      ● Also replace outdated energy intensive MEP systems

  • In a of rapid growth, refurbishment offers a smarter, more sustainable alternative to rebuilding a philosophy that aligns perfectly with IRD’s ethos: Inspired in Design, Disciplined in Action.

    A Founder’s Perspective

To capture the spirit of IRD’s refurbishment philosophy, here are quotes directly from the Founder and Design Director- Indu Varanasi, that reflect the brand’s human‑centric approach:

“Refurbishment is not about discarding the old — it’s about uncovering what it can become.”

“Every existing space carries a memory. Our job is to evolve it with respect, intelligence, and imagination.”

These statements echo IRD’s belief that design must serve both the past and the future- a balance that defines their approach to interior design refurbishment.

    Case Study: Julphar Towers Lobby

This is a case of how the valuation of a building can significantly change when the spaces are enhanced.

The refurbishment of the Julphar Towers Lobbies was one such case where a careful study of the existing facilities was done, the structural drawings were reviewed, and the MEP outlets were reviewed. We also spoke with the management team about their vision, new requirements and the challenges of an operational facility and Facility management on the existing systems and possible changes.

The comprehensive 360 degree view of our work helps all stakeholders. Renders are only for the overall intent of the germination of a thought process. We are careful not to make the mistake of committing to design solutions but evolving them in a series which follows the overall line of thinking

The detail design process allows us to develop the imagery to find solutions to site conditions, materials and interfaces.

    Closing Thoughts

Refurbishment is not merely a design service; it is a philosophy of renewal. It respects what exists while boldly shaping what comes next.

As Indu Varanasi might say: “Design is not about starting over. It’s about starting smarter.”

With its human‑centric mindset, technical depth, and collaborative spirit, IRD continues to redefine refurbishment across the region, proving that transformation doesn’t always require rebuilding. Sometimes, it simply requires reimagining.
